Your expenses are minor-your yearly bug spray, the cost of turning on your water, any minor repairs, and lawn care. You need to hire 1 cleaner if you don’t want to do it yourself. In the winter months, you can rent monthly to the mussel farmers that fish in the area or you can keep them open for the winter renters, like the snowmobilers. The roof on the duplex and the house is less than 5 years old, the well is 7 years old, the furnace is between 10-12 years old and burns wood and oil, the oil tanks are 9 years old, all new windows except some upstairs and the basement. A new deck on the back and the front deck veranda is also new, finished basement, cold room…and much more! Renovations are done twice a year, every year on the house and all cottages.
The house can also be used as a bed and breakfast or rent it out as a guest house for $1500/week! There were thoughts of even turning the house into a small café. The opportunities are endless. The property is zoned commercial/residential, keeping your property taxes considerably lower!

Combat Zone was opened 6 years ago and is an incorporated business. Another parking lot was put in, a couple of structures were built for customers to check in, guns were purchased from Australia, vests made, and the forest was turned into Combat Zone Outdoor Laser Tag! We open for the season full time July 2nd and close on Labour Day. . We open 10am to 7pm daily.
We do birthday parties in May, June, Sept., until the snowfalls and the local business is growing every year! The revenue for Combat Zone is approximatelty $25000 for the season and it will only get better as the word gets out! You will need 2 staff for this business or if you have kids that are old enough, good experience for them. We usually have 1 full time staff for Combat Zone and the cleaner does both, cleaning and Combat Zone.
Stanley Bridge is in the hub, direct centre of PEI. You are 25 minutes from Charlottetown and in the other direction 12 minutes to Kensington or 20 minutes to Summerside. And in another direction, 12 minutes to Rustico. The great thing about this is you always get a change of scenery, different stores, and different people. You are surrounded by peace and quiet. No sirens going off in the middle of the night, no yelling pedestrians, all you hear are a few cars going by. In the summer, it is a bit different but in a very positive way, because the more traffic going by, the more people are seeing your business!

This place was my sanctuary for 9 years. There is something about it that really makes you feel wonderful inside. Sometimes I ask myself if I want to sell and then I say, “I want someone else to enjoy this amazing place.” It will be hard to say goodbye, but I KNOW whoever moves here will be very happy.
Why I decided to sell:
I am an island girl, age 34. I bought this business in Feb of 1999. I had done most of the work myself for about 6 years. 5 years ago I met an amazing man that comes from Georgetown, which is on the tip of the east side. He is a fisherman, so after a long day of work, he is in no shape to drive to Stanley Bridge. In the winter months, he goes out west to work. We work opposite schedules right now, so we don’t see each other as much as we would like. I have had a wonderful Japanese girl helping me out for 2.5 years. This is her 3rd and final summer here and she will move on in the fall. She was great company for me, but now that she is going, I will be alone a lot out here. If I had a family, I would never leave, but it looks like my future is in the direction of the east. I want to be surrounded by the people I love and unfortunately this is not where they are. So I must move on and start a new chapter in my life. From the property itself, to the amazing nearby trails, the sounds of my creek on the property, the birds and animals, the smell of the flowers and trees and more, this place has introduced me to a whole new world. An appreciation of what is around me..nature and people. I am more at peace and of course happier. I know this place will do the same for you.
